Our model puts staff on site with tools in their hand to enable instant reservations, whilst simultaneously building excitement with photos, videos, floorplans and guest app access to make residents enthusiastic about their new home.

Lease up starts with understanding the locality and demographics, utilising demand analysis to predict available stock and average days void, as well as establishing points of difference to foster uniqueness. Our role is to build a marketing plan that reflects this to drive engagement and lease up.

Successful mobilisation follows months of detailed project monitoring which is part of the asset management role and sets the foundation for a smooth transition from practical completion through the period of quality assurance/unit acceptance and then on to lease up.

We are proud of our lease up speed and we even run viral marketing in foreign languages to accommodate diverse demographics. Our goal is a waiting list to drive down void days and deliver enviable total returns.

We recruit, train and put teams on site all over the UK. We can employ staff ourselves or on site at asset level. We have many years’ experience of employing staff out on site and will plan, collaborate and consider the specific offering of each development, ensuring the right people are in place at the right time to fulfil each development’s potential.



Strategic marketing is about finding the developments’ uniqueness, branding the staff and curating the on-site experience. Engagement with the local community connects a development sub-site to your corporate website study of the demand demographic.

Marketing a building: step by step

Launch planning includes recruiting the team, opening the lettings office and dry run training. This is supported by tech enablement, competing product visits and a final review of rent pricing. Then in arranging videography, designing development websites and showcasing flat furniture; we grasp the attention of the press, universities and major employers.

Success means recruiting, training and managing a permanent incentivised customer-focussed team to meet prospective tenants, accompany viewings, negotiate contracts and complete mid-term inspections.

The focus is to fuel enquiries and drive a ‘waiting list’ as the site gains in popularity and reputation. Strategy is usually supported by an on-site lettings team seven days a week, portals to directly link through to the dedicated scheme website. Tours are bookable both online and by phone.

And beyond,

Success means recruiting, training and managing a permanent incentivised customer-focussed team to meet prospective tenants, accompany viewings, and negotiate contracts and do mid-term inspections. Contractually each team member should be required to organise, support and advertise on-site events.
