Lease up starts with understanding the locality and demographic, demand analysis to predict available stock and average days void and the uniqueness that can be established to create points of difference. Our role is to build a marketing plan that reflects this to drive lease up and engage.
Lettings & Mobilisation & Stabilisation
Successful mobilisation follows months of detailed project monitoring which is part of the asset management role and sets the foundation for a smooth transition from practical completion through the period of quality assurance/unit acceptance and then on to lease up.

Incentivisation schemes to generate google/trust pilot reviewsMobilisation of any site is post a full review and premises audit of the site as a workplace to meet requirements set out in ISO45001. Important factors may include: Signage, First aid & PPE, COSHH PUWER & Noise/Vibration prescribed training, Fire Emergency Evacuation Plans (FEEPs) and Personal Emergency Evacuation Plans (PEEPs) as well as disaster recovery procedures and all the necessary insurances.
Our experienced in-house mobilisation team work to proven schedules to ensure the building and implemented services are ready on time. Following thorough due diligence processes we protect your operational schedules and work to agreed timescales and budgets.
Range of on-site roles
Our tech stack enables us to set objectives and follow the MBO ‘manage by objectives’ school. We believe residents deserve 100% transparency, so smart tech lets them watch as things progress.
Typical roles on site include:
House Managers, Tenant Liaison Officers, Housekeeping, Concierge, Maintenance Engineers
Staff are upskilled to carry out ‘check-in’, ‘check-out’ and ‘interim-inspections’ as well as end of shift walk through checklists to cover the whole site over the week. These act as interim health and safety inspections and check for warning lights on installed plant between full Risk Assessments. App checklists are customisable to each building and reinforce the scope and responsibilities with actions tracking back to the defined person as responsible for each check. So we are certainly active in engaging staff at all levels in site quality.
