BTR Mobilisation

Build to Rent leasing and marketing for today’s resident

A successful BTR marketing strategy should create awareness before launch, build confidence during the decision-making process and support occupancy after opening. Ringley helps clients define the right positioning for their scheme, based on location, target audience, design, amenities, pricing, technology, service offer and local competition.

The modern BTR resident is often attracted by the total lifestyle package. This may include smart home features, reliable internet, efficient heating, resident events, co-working spaces, well being amenities, community clubs, local business partnerships and a more seamless way of living. For landlords and operators, intelligent building systems, access control, CCTV, leak detection and operational technology also contribute to better performance and more efficient management.

Our marketing approach brings these features together into a clear, compelling message that helps residents understand the value of the scheme beyond rent alone.

Specialist BTR Leasing Strategy

Our BTR leasing support focuses on the full customer journey, from digital enquiry to viewing, application and move-in. We review how prospective residents interact with the scheme and identify where the leasing process can be improved to reduce lost leads and increase conversion.

This includes enquiry handling, response times, viewing arrangements, pricing clarity, follow-up communication, application guidance and the way amenities and lifestyle benefits are presented. The aim is to create a leasing journey that feels professional, efficient, transparent and resident-focused.

Build to Rent Marketing That Drives Demand

A strong BTR marketing strategy should create awareness before launch, build confidence during the decision-making process and support occupancy after opening. Ringley helps clients define the right positioning for their scheme, based on location, target audience, design, amenities, pricing and local competition.

We create marketing content and campaign strategies that clearly explain why residents should choose the building. This may include website content, SEO, digital advertising, social media, email campaigns, local area messaging, photography guidance, video content and lead nurturing.

The focus is not only on generating enquiries, but on attracting the right residents and giving them the information they need to take the next step.

Communicating the BTR rent premium

Build to Rent often achieves a rent premium because it offers more than a traditional rental product. The premium is not only linked to the apartment itself, but to the complete resident experience.

BTR sells a curated lifestyle: a home that feels plug-and-play, where residents can attend events without leaving the building, work from home outside their apartment, access shared amenities, enjoy managed services and benefit from a more convenient, community-led way of living.

Ringley’s BTR rent index and mystery shopping reports help identify where schemes are achieving premiums and why. This allows owners and operators to understand how lifestyle, service, technology, community and total home costs influence resident decision-making.

For residents, value is increasingly about the total cost and quality of living, not just headline rent. This includes bills, convenience, service, flexibility, amenities and the ease of managing daily life.

Supporting Lease-Up and Stabilised Assets

For new developments, we help prepare the route to market before launch, ensuring the scheme has a clear message, strong digital presence and organised leasing journey. During lease-up, we support campaigns that build momentum, improve viewing conversion and reduce the time apartments remain vacant.

For stabilised assets, we can review marketing performance, enquiry conversion and resident communication to identify opportunities for improvement. This helps operators and asset owners strengthen occupancy, reduce churn and improve long-term performance.

Why choose Ringley

Ringley understands that successful Build to Rent performance depends on the connection between marketing, leasing, operations and resident experience. We do not treat marketing as a standalone activity. We look at how the full customer journey supports occupancy, income, resident satisfaction and asset value.

Our approach is commercial, practical and resident-focused. We help BTR clients communicate their offer clearly, improve leasing performance and create stronger rental communities.

Improve Your BTR Leasing and Marketing Performance

Whether you are preparing for launch, managing lease-up, reviewing an operator or looking to improve occupancy across an existing scheme, Ringley can help you create a stronger BTR leasing and marketing strategy.

We help turn interest into enquiries, enquiries into viewings, and viewings into residents.

Mobilisation Insights

Our Platform and our in-source model reduces OpEx

We put staff on site and smart tech in their hands to enable service on demand and to monetise everything from parking to amenities. We use social media to hook into the local community and to bring new people to the area. Applicants can walk away with Guest access to the App to get a taste of the community and more...

Lease-up: know-how to find the story

It starts with a 'Local Market Insights report', we model the affordability & target demographic, put together a package of lease-up incentives, build the marketing collateral, brand the building and enable the tech and load up the Residents App.

BTR Marketing a building: step by step

Launch planning includes recruiting the team, opening the lettings office and dry run training. We will visit competing developments and undertake a final review of rent pricing. Next comes arranging marketing collateral: videography and virtual tours, the development website, Residents Handbook, Residents App, applications portal, furnishing show flats, press, PR and launch events.

We set your development apart from others by creating ideas with interior design and architecture specialists. As operator, it is our experience which makes the connection between the build and vision to deliver the brand.

We are creative, e.g., bus stop advertising to attract local people from run down nearby stock, and social media campaigns in Chinese.

Lettings, Mobilisation & Stabilisation

Successful mobilisation follows months of detailed project monitoring which is part of the asset management role and sets the foundation for a smooth transition from practical completion through the period of quality assurance/unit acceptance and then on to lease up.

We are proud of our lease up speed and we even run viral marketing in foreign languages to accommodate diverse demographics. Our goal is a waiting list to drive down void days and deliver enviable total returns.
