Responding to Rising Compliance Pressures
Ringley Group, the operational real estate company specialising in residential and living management, has launched a Technical Property Management Division to help building owners navigate the increasing complexity of property compliance and regulation.
The new division, led by Karl Bradley MTPI, MIWFM, brings together expertise in facilities management, compliance, fire safety, and the Building Safety Act. This initiative responds to the growing regulatory requirements following the Fire Safety Act 2021 and Building Safety Act 2022, offering clients a comprehensive, specialist service to manage compliance challenges.
Dedicated Technical Offers for Every Site
Since joining Ringley in 2018, Karl has been instrumental in advancing the firm’s technical and operational services. Over the next 12 months, he will expand the division to ensure each operational site benefits from a dedicated technical officer, supporting both institutional clients and Ringley’s managed portfolio.
Each officer will oversee plant and planned preventative maintenance, fire door inspections, fire risk assessments, procurement of remedial works, and assistance with landlord certifications. Working alongside each client’s dedicated team—including property managers, accountants, and legal officers—they will deliver a fully integrated management service.
Supporting Safety., Compliance, and Efficiency
The division will also support new build warranty and developer claims and centralise procurement and coordination of EWS1 and PAS9980 fire safety surveys.
Ringley has invested heavily in technology to enhance on-site compliance, introducing automated fire door inspection tools, robotic pre-pricing for remedial works, centralised maintenance management, and streamlined Building Safety Act reporting.
