Responding to Rising Legislative Demands
Operational real estate company Ringley Group has launched a new specialist Technical Property Management Division, designed to help building owners meet growing compliance and safety requirements.
The team will be led by Karl Bradley MTPI, MIWFM, who has been with Ringley since 2018. Bringing together facilities management, compliance, fire safety, and the Building Safety Act, the new division has been formed in response to the mounting red tape created by legislation such as the Fire Safety Act 2021 and Building Safety Act 2022.
Karl will expand the specialist team over the next 12 months to support both Ringley’s managed commercial and residential portfolio and its institutional clients. The goal is to allocate a dedicated technical officer to each operational site.
A Natural Evolution for Ringley
Mary-Anne Bowring, Co-founder and Managing Director of Ringley Group, said:

Technology Driven Compliance Innovation
In recent years, Ringley has introduced several innovative tools and services to support clients with on-site compliance and operational efficiency. These include:
- The management of thousands of fire door inspections.
- The introduction of robots to pre-price and manage large-scale remedial works.
- The centralisation of preventative plant maintenance.
- The streamlining of Building Safety Act inspections.
These technologies have strengthened Ringley’s ability to deliver safer, more efficient management across its portfolio and ensure full legislative compliance.
Dedicated Technical Expertise for Every Site
Each technical expert will take responsibility for:
- Plant and planned preventive maintenance.
- Fire door inspections and fire risk assessments.
- Tendering and procuring communal fire door remedial works.
- Supporting clients in completing landlord certificates.
Technical officers will form part of each client’s dedicated team, which also includes an accountant, a legal officer, and a property manager. The new division will additionally support building owners with new build warranty and developer claims, and will centralise the procurement of EWS1 and PAS9980 fire safety surveys.

The launch follows the appointment of economist Jennet Siebrits as Ringley Group’s new Head of Research. Strategic adviser and Non-Executive Director Martin Samworth, CEO Richard Williams, and Founder Mary-Anne Bowring continue to oversee the company’s operations and long-term growth strategy.
Ringley has also reinforced its commitment to people, achieving Investors in People Gold Accreditation in 2023, recognising excellence in workplace culture and employee wellbeing. Over the past 12 months, the company has accelerated its growth as a vertically integrated property management business, expanding its assets under management to £12 billion.
