Block Management Overview

Block and Estate Management is about the minutia done well: the role of a Managing Agent is technical, administrative, practical and political. It takes joined up thinking from a multi-disciplined team with one eye on the strategic long term plan and with sufficient resource to react to whatever is necessary day-to-day: the skills that block and estate management spans are: politics, building pathology, finance, legal knowhow and of course customer service too.

As a leading Managing Agent, we are a one-stop-property shop. We understand that our role is sometimes signposting Clients to get expert advice and supporting them to interpret such advice and make decisions. We support and help owners reach out to government and other local services where matters are beyond our day-to-day block management remit.

As a Managing Agent we know our true business is building relationships with people. Our people are empowered and know that they can make a difference to how people feel about where they live. We call our 'Property Manager's 'Relationship Managers' as our focus which is written up in our values is (a) to build relationships, (b) add value, and (c) to take the initiative: to us this means managing relationships. We lead the market in transparency and focusing on risk, cash, repairs and place making, usually in that order, and was the first Managing Agent to introduce a 'money back guarantee'.

We are not shy of hard work and believe our ability to get stuck in and find solutions that sets us apart. We are innovative to the core and committed to implementing good ideas in pursuit of 5* service.

Being who we are would be impossible without our passionately committed people, whose qualifications we sponsor and who we support professionally to be the best they can be, as achieving a national training award and our Silver IIP status confirms.

"We have had a problem with noise from the flat above us in Lady Isle House Ferry Court Cardiff. We contacted a Mr Paul Staniforth who immediately became involved and addressed the situation. We really do appreciate what he has done for us and cannot thank him enough. Once again a big thank you to Mr Staniforth. The noise above was intolerable."

We work alongside those deploying capital: our VirginLand by Ringley identify sites, our capital markets team work on equity and debt, our Asset Managers act as Employer’s Agent during the build for Project Monitoring. Towards Practical Completion we will be preparing always to mobilse new assets, take plant handover, recruit great teams and lease up fast.
We work to enhance the value of our Client’s asset and demonstrate good governance. To us this means engaging with leaseholders, residents and other stakeholders to ensure they are engaged with the management of each development.
Our aim is to make Management Company Directors feel empowered: to us this means 100% transparency and advising them of the options available to support decision making. We know volunteer directors have a day job, so work to delivery what they need in a timely manner and guide them on the decisions we need.
Within The Ringley Group we have a range of professional practices to enable transactions: Land Find, Valuers, Surveyors, Engineers and of course Ringley Law.
We work closely with official receivers, asset owners, lenders and tax consultants to support property owners throughout each assets lifecycle.

History of Tottenham

In the late 1870s, the Great Eastern Railway introduced trains and special staff fares to its newly opened branches in Enfield and Walthamstow. Tottenham's low fields and gardens have become affordable housing for the lower and working middle classes, with affordable commuting to central London. Labor tariff policy has encouraged the relatively early development of the area in a suburb of London.

Tottenham became a neighborhood in 1894 and a neighborhood on September 27, 1934. From April 1, 1965, the neighborhood along with Hornsey and Wood Green were part of the Haringey Borough of London.

On January 23, 1909, what was then known as the Tottenham Fury took place. Two armed robbers - A Latvian Jew of Russian nationality detained a worker employed by the "Kashtan Zholy" rubber factory. They passed Tottenham Marshes and escaped through Lee. Across the river, they hijacked a Walthamstow Corporation tram and drove another tram away from the police. The stolen tram stopped, but the robbers continued to fly. After shooting and killing two men (10-year-old Ralph Jocelyn and William Tyler), they were cornered by police and shot instead of arrested. Another 14 people were injured in the pursuit. The story later became the subject of a silent film. [14]

During World War II, Tottenham was one of the many targets of German air raids on England. During the first raid on London on August 24, 1940, a bomb was dropped on the area (Elmar Road). The area was also attacked by V-1 (four) and V-2, the last of which took place on 15 March 1945. The wartime shortage led to Tottenham pudding, a mixture of household waste in pig and poultry feed. [15] "Pudding" was mentioned by Queen Mary during her visit to Tottenham. Production continued in the post-war period, ending when the district was incorporated into London's new Haringey district.

Hale Works is the final part of an 11-phase redevelopment of the area. Hawkins Brown Architects' meticulous design consists of a 32-story mixed-use tower with 279 mixed-use residential and commercial buildings. The striking design of the tower will become a landmark in Tottenham Hale and the city of Hale, meeting the highest design and environmental standards.

The Hale Works anthology is the last piece of the Hale Village larger game plan puzzle. Green neighborhood with a focus on community and sustainability. The city has won many awards, including a Green Award for its contribution to the green space on the site. But it's not just the greenery and unique architecture that make this new area attractive. Hale Village offers students, private and affordable housing and a variety of non-residential uses, including gyms, shops and nurseries.

As the name suggests, the community is an important aspect of Hale Village, closely related to living under the same sun. The project will allow residents to participate in the cultivation and harvesting of fresh food from nearby gardens. If gardening is not your job, your local gym offers free running and walking clubs. The Community Machine Room Center invites you to a variety of family activities, from art workshops and music classes to community choir cooking sessions. Hale Village has something for everyone.

Things to do in Tottenham

Skywalk Tottenham Stadium: A new Tottenham attraction with a real "height", do you allow yourself to skywalk on Hotspurs ground, almost 50 meters high overlooking the sacred grass and with a fantastic view over the capital and Tottenham ?! You can also wander around a huge model of the club motif, a giant rooster (quite as unique as the North London attractions!).

Opened in 2021, it's obviously nice to see people passing by as you pass the stadium on Tottenham High Road. And if you hear a scream as you pass, it's probably someone taking part in the other new adrenaline-pumping activity, The Edge, the UK's first controlled descent, which sees you plummet from the side of the stadium.

Finally, if you wish to raise a glass for your epic experience or immense courage / madness (cancel if appropriate), you can also enjoy a Beavertown craft beer or glass of prosecco on the viewing platform - cheers!

Cultural Scene Tottenham

The Wetlands: Despite its name, Walthamstow Wetlands is actually closer to Tottenham Hale and is Europe's largest urban wetland (a 10-minute walk from Tottenham Hale Tube).

Comprised of several huge, interconnected reservoirs with trails all around, this 211-acre site is home to abundant wildlife. It still provides much of London's drinking water and is the city's biggest fishery - no wonder birds flock here from all over the world!
