Block Management Overview

Block and Estate Management is about the minutia done well: the role of a Managing Agent is technical, administrative, practical and political. It takes joined up thinking from a multi-disciplined team with one eye on the strategic long term plan and with sufficient resource to react to whatever is necessary day-to-day: the skills that block and estate management spans are: politics, building pathology, finance, legal knowhow and of course customer service too.

As a leading Managing Agent, we are a one-stop-property shop. We understand that our role is sometimes signposting Clients to get expert advice and supporting them to interpret such advice and make decisions. We support and help owners reach out to government and other local services where matters are beyond our day-to-day block management remit.

As a Managing Agent we know our true business is building relationships with people. Our people are empowered and know that they can make a difference to how people feel about where they live. We call our 'Property Manager's 'Relationship Managers' as our focus which is written up in our values is (a) to build relationships, (b) add value, and (c) to take the initiative: to us this means managing relationships. We lead the market in transparency and focusing on risk, cash, repairs and place making, usually in that order, and was the first Managing Agent to introduce a 'money back guarantee'.

We are not shy of hard work and believe our ability to get stuck in and find solutions that sets us apart. We are innovative to the core and committed to implementing good ideas in pursuit of 5* service.

Being who we are would be impossible without our passionately committed people, whose qualifications we sponsor and who we support professionally to be the best they can be, as achieving a national training award and our Silver IIP status confirms.

Block Management Reviews

"As a tenant within High Banks in Essex, I have found the administration team very helpful and very impressed"

"I had a couple of issues in my flat in prospect place and both times the estate manager was really helpful, the cleaning team members who came on both occasions were really friendly and helpful, today it was housekeeping but I can't recall the names from last time unfortunately. Also our site cleaning is great generally, especially compared to other similar places I visit locally, so the cleaning team's efforts are really appreciated, they make a huge contribution to my enjoyment of living here"

"We have had a problem with noise from the flat above us in Lady Isle House Ferry Court Cardiff. We contacted a Mr Paul Staniforth who immediately became involved and addressed the situation. We really do appreciate what he has done for us and cannot thank him enough. Once again a big thank you to Mr Staniforth. The noise above was intolerable."

We are the Guardian Surveyor for the South Kensington Estate Management Scheme where our role is inspecting some 241 buildings comprising over 1,100 properties and calling for works as necessary to keep each house focused and to preserve the beauty of the estate.
A number of our Leaseholders live in listed buildings where refurbishment projects require us to navigate the listed building's consent, planning consents, and more… We carry out timber repairs in situ and look to introduce leak prevention strategies such as ‘up-sizing’ rainwater goods, installing ledge caps, lead flashing,s and cap sheets.
Some of our team live on site, fulfilling vital roles such as live in housekeepers or caretakers. They use apps to carry out inspections, help residents on site and keep standards high. We firmly believe good block management should be very hands on – this is why tests such weekly fire alarms, emergency lights and flushing taps to prevent legionella are c

History of South Kensington

South Kensington is west of the centre of London. Originally a small hamlet, it has developed drastically since 1868, when the first railway was designed and built to connect South Kensington to central London. In the 19th century, fashionable terraces were constructed around the area, seeing in London's boom, and connecting the hamlet of Brompton to Chelsea and Kensington. The Great Exhibition of 1851 was a Crystal Palace constructed out of iron and glass in Hyde Park. It housed 100,000 exhibits, of fine arts, crafts and industrial innovations of the era. Not surprisingly, it is widely credited as being one of the best achievements of Victorian Britain. It attracted approximately six million visitors, which is roughly one-third of the British population at the time. The Great Exhibition was thought to be Queen Victoria's husband Albert's inspiration, as he lobbied the government into setting up a royal commission. Sir Richard Cole became right-hand man to Prince Albert; and this made the 'Great Exhibition of the Works of Industry of All Nations' a reality. However, in autumn 1851 the Great Exhibition closed, and was dismantled and transported to Sydenham Hill, in south-east London.
