Block and Estate Management is about the minutia done well: the role of a Managing Agent is technical, administrative, practical and political. It takes joined up thinking from a multi-disciplined team with one eye on the strategic long term plan and with sufficient resource to react to whatever is necessary day-to-day: the skills that block and estate management spans are: politics, building pathology, finance, legal knowhow and of course customer service too.

As a leading Managing Agent, we are a one-stop-property shop. We understand that our role is sometimes signposting Clients to get expert advice and supporting them to interpret such advice and make decisions. We support and help owners reach out to government and other local services where matters are beyond our day-to-day block management remit.

Towards Practical Completion we will be preparing always to mobilse new assets, take plant handover, recruit great teams and lease up fast.
We work to enhance the value of our Client’s asset and demonstrate good governance. To us this means engaging with leaseholders, residents and other stakeholders to ensure they are engaged with the management of each development.
Our aim is to make Management Company Directors feel empowered: to us this means 100% transparency and advising them of the options available to support decision making. We know volunteer directors have a day job, so work to delivery what they need in a timely manner and guide them on the decisions we need.

History of Rickmansworth

Rickmansworth is situated in Hertfordshire, in the Three Rivers District, to the north-west of London. It is 17 miles from the centre of London. The first name was recorded in Saxon times: "Ryckmer", named after a local landowner, "worth", meaning a farm or stockade. During the reign of King William I, "The Conqueror", (1066-1087), the Domesday Book published in 1086, shows the area as the Manor of Prichemaresworde. At this time, the population was around 200. During the Medieval era, the town had numerous different variations on its name.
The wider area, including Croxley Green, Moor Park, Batchworth, Mill End, West Hyde and Chorleywood, formed the original parish of Rickmansworth. In around 1270, St. Mary's Parish Church, Rickmansworth, was first built. Nothing remains of these buildings today. The church had a turbulent history. For example, some time between 1514 and 1529, during the early period of the Reformation, conversion from Catholicism to Protestantism, some parishioners were angry at ecclesiastical malpractices of Protestantism. They broke into the church and caused much damage. The years after the Reformation were difficult: although the present tower was added in 1630, ten years later the church was further damaged. The church was in such bad condition that it had to be rebuilt, first in 1826, and then in the late 1880s.
In 1851, during the Victorian era, the population was 4,800, and the parish was divided. The Three Rivers, the Colne, Chess and Gade, were important for the watercress trade, and power for corn milling, silk weaving, paper making and brewing. Other industries have included leather-tanning, soft drinks, laundry-plaiting and stocking production. Today, the rivers, canal and flooded gravel pits provide for recreation. 
In 1862, the first Rickmansworth station, was on a 4.5 mile single track railway line, on the Watford and Rickmansworth Railway (WRR), between Rickmansworth and Watford. The original railway was not a financial success. In 1887, Rickmansworth station was opened, as the terminus of the Metropolitan Railway's extension from Pinner. In 1889, the line was extended from Rickmansworth to Chesham. In 1898, Rickmansworth was shared with the Great Central Railway, which reached Quainton Road. The Rickmansworth Underground station we know today, is on the Metropolitan Line. 
Rickmansworth was significantly developed during the Victorian era. In the 1920s and 1930s, the area was referred to as Metroland, due to the extension of the Metropolitan Railway. Thus Rickmansworth became a thriving, commuter town, popular with affluent people. The town remains pleasant, surrounded by nature, and is ideal for commuters.

The menu offers sharers and nibbles and starters. The mains are a good selection of pub classics, including fish & chips, beef and ale pie, chicken, ham & leek pie, sirloin steak, salads, seabass and lamb shank. Beefburgers, chicken burgers and veggie burgers, have sides on request. The lunch menu (but not evening menu), offers a good choice of hot dogs and ciabettas.
