Block Management Overview

Block and Estate Management is about the minutia done well: the role of a Managing Agent is technical, administrative, practical and political. It takes joined up thinking from a multi-disciplined team with one eye on the strategic long term plan and with sufficient resource to react to whatever is necessary day-to-day: the skills that block and estate management spans are: politics, building pathology, finance, legal knowhow and of course customer service too.

As a leading Managing Agent, we are a one-stop-property shop. We understand that our role is sometimes signposting Clients to get expert advice and supporting them to interpret such advice and make decisions. We support and help owners reach out to government and other local services where matters are beyond our day-to-day block management remit.

As a Managing Agent we know our true business is building relationships with people. Our people are empowered and know that they can make a difference to how people feel about where they live. We call our 'Property Manager's 'Relationship Managers' as our focus which is written up in our values is (a) to build relationships, (b) add value, and (c) to take the initiative: to us this means managing relationships. We lead the market in transparency and focusing on risk, cash, repairs and place making, usually in that order, and was the first Managing Agent to introduce a 'money back guarantee'.

We are not shy of hard work and believe our ability to get stuck in and find solutions that sets us apart. We are innovative to the core and committed to implementing good ideas in pursuit of 5* service.

Being who we are would be impossible without our passionately committed people, whose qualifications we sponsor and who we support professionally to be the best they can be, as achieving a national training award and our Silver IIP status confirms.

"We have had a problem with noise from the flat above us in Lady Isle House Ferry Court Cardiff. We contacted a Mr Paul Staniforth who immediately became involved and addressed the situation. We really do appreciate what he has done for us and cannot thank him enough. Once again a big thank you to Mr Staniforth. The noise above was intolerable."

Local history and culture in Dagenham

Part of the London Borough of Barking and Dagenham, the history and culture of Dagenham were carved out of its development from a country village to an industrial community before turning into a residential suburb. The story, briefly, is something like this:

History: 1. Early Settlement: The history of Dagenham goes back to prehistoric times; archaeologists found remains of early human settlements and Roman occupation there.

2. Agricultural Roots: Most of Dagenham's past was rural, farming, fishing, and agriculture. The fertile lands on the River Thames supported farmland communities,

3. Industrial Revolution : The Industrial Revolution changed it all for Dagenham in the 19th century. With the railways opening and the building of the Thames Ironworks and Shipbuilding Company opened this place for industries to grow here.

4. Ford Motor Company: Probably the most significant turn of events for Dagenham was when the Ford Motor Company decided to establish its plant here in 1931. The Ford Plant in Dagenham was well known for its auto production, especially in the model Ford Cortina.

5. Post Second World War Development: Ever since the Second World War, the town has witnessed extensive development and is presently a part of London's post-war housing boom. Extensive estates of houses, like Becontree Estate, were built to deal with the rising population of London .

Culture: 1. Community Spirit: Dagenham has an excellent community, with the mix of people probably just right with the combination of numerous residents associations. Some residents' engagement takes place across the year in several community events and festivals.

2. Arts and Leisure: The borough hosts arts venues like the Broadway Theatre. It psychologically runs productions of theatre, live music, and comedy. The Valence House Museum will express district history and hold a number of various exhibitions.

3. Sporting Legacy: A generic mix into sport exists within Dagenham, and as such, the clubs and teams within the locality are deeply involved in the social life of their communities. A case in point is that of Dagenham & Redbridge Football Club, which represents the borough at national footballing levels.

4. Diverse Cuisine: Dagenham can be viewed from its huge variety of eating houses where enrichment is reflected in different numbers of English pubs with traditional cuisine to international restaurants with ethnic tastes.

5. Green Spaces: Although it has undergone urbanization, Dagenham still sustains a number of parks and green spaces to fringe open-air recreation opportunities, picnicking spots, and nature views among many others.

For all that, Dagenham interestingly combines nostalgic reminders of its industrial past with new developments and aggressive community spirit; because of this, it becomes in no way dynamically and culturally poor on behalf of East London.
