Block and Estate Management is about the minutia done well: the role of a Managing Agent is technical, administrative, practical and political. It takes joined up thinking from a multi-disciplined team with one eye on the strategic long term plan and with sufficient resource to react to whatever is necessary day-to-day: the skills that block and estate management spans are: politics, building pathology, finance, legal knowhow and of course customer service too.

As a leading Managing Agent, we are a one-stop-property shop. We understand that our role is sometimes signposting Clients to get expert advice and supporting them to interpret such advice and make decisions. We support and help owners reach out to government and other local services where matters are beyond our day-to-day block management remit.

Towards Practical Completion we will be preparing always to mobilse new assets, take plant handover, recruit great teams and lease up fast.
We work to enhance the value of our Client’s asset and demonstrate good governance. To us this means engaging with leaseholders, residents and other stakeholders to ensure they are engaged with the management of each development.
Our aim is to make Management Company Directors feel empowered: to us this means 100% transparency and advising them of the options available to support decision making. We know volunteer directors have a day job, so work to delivery what they need in a timely manner and guide them on the decisions we need.

History of Abbey Wood

Abbey Wood is situated on the south shore of the River Thames in Greenwich, southeast London. The location distance from central London is 11.9 miles. Abbey Wood derives its name from the ancient woodlands that encircle the ruins of Augustine Order-founded Lesnes Abbey, established in 1178 during the reign of King Henry II (r.1554-1189). Nevertheless, the abbey encountered financial challenges and failed to develop into a sizable community. A proclamation was issued in 1525, during the reign of King Henry VIII (r.1509-1547), directing Cardinal Wolsey to vacate the abbey. This mandate was mandatory to suppress monasteries with fewer than seven inmates.  

During the mid to late 19th century, Abbey Wood maintained its rural character, featuring a limited number of cottages and two taverns, catering to a population of approximately 100 individuals. However, after the opening of the Abbey Wood railway station in 1849, the North Kent Line was constructed.  The council constructed the Abbey Wood Estate during the 1950s. This development was a triumph, as evidenced by the expansion of industrial construction and housing. More than half of the residences are currently owner-occupied. The current population of Abbey Wood is slightly more than 13,000.
