How did we do it?
There was a discovery by the insurance company that there was lightning conductors on the roof that were not connected and as such lightning strikes and the resultant damages were not to be covered by the insurance. A quote was obtained at £23k+ VAT excluding project management fees and contingency for the complete removal of the lightning rods on the roof and the strapping across the building. With a lot of research and hard work it was discovered that there was no mention in the CDM files about the lightning conductors and the developer was not able to present the paperwork to show the risk had been assessed and was acceptable. As such the developer was given the opportunity to remove the rods and satisfy the requirement and safety guidelines or the costs of the works would be recharged to them.
The developer agreed to instruct their own company and undertook the works and presented the certificates to show that the works had been completed and thus saving the site just over £29k.

How did we do it?
Ringley has been working very hard with the Directors on fire safety and at this one site there was several issues identified as defects in the fire safety at the property. After engaging specialists in their respective fields the Property Manager lead several contractors and a Fire Enforcement Agent to create a list of works and persevered with the Fire Brigade to prevent the need for a wake and watch. After having the works laid out and a claim starting with the Building Safety Fund the Directors and Ringley documented every invoice, decision, observation and alteration of the works to create an audit trail of the works and why there were required.
Subsequent to this the Developer engaged with Ringley to take ownership of the defects and after careful examination of all the documents and actions taken by the Property Manager and the Directors have agreed to reimburse the owners for funds that they have had to pay out for the remedial works to be completed.
These works total £467,275.64 which is now going back to the site and to be credit to the owners.

How did we do it?
The Asset Management team saved the client £17,000.00 this month by ceasing the contract with the outsourced cleaning company. No jobs were lost as the cleaners an opportunity to join the site staff cleaning team.

Saved the client £5,000.00 by completing an accounting analysis which highlighted the client was overpaying for deposits. Decided to move the client to TDS where they pay nearly 50% less.
