Introduction to the New Model Tenancy Agreement

The UK government has recently introduced a new Model Tenancy Agreement, and it comes with some exciting changes—most notably, the inclusion of a pet-friendly policy. This is a step forward for tenants and landlords alike, as it formalizes the process for allowing pets in rental properties. Previously, many landlords were hesitant about permitting animals in their properties due to concerns about damage, cleanliness, and potential disputes. However, with the new government-backed agreement, the approach to pets in rental homes is now clearer, offering both landlords and tenants a more structured, mutually agreeable framework. At Ringley, we’ve always been advocates for pet-friendly living, as long as there are clear guidelines in place. Many of our clients are more than happy to welcome well-behaved, vaccinated animals into their properties—provided the correct steps are followed. This updated contract is designed to ensure that both tenants and landlords have the necessary protections and that the properties remain well-maintained.

Basic Things Pet Owners Need to Know

Before moving forward with bringing pets into rental properties, it’s important to understand the process. Tenants must first submit a pet request form, which needs to be signed and approved by all parties involved, including Ringley. This is a formal process that ensures both landlord and property manager are aware of the pet’s presence and can maintain control over the terms and conditions. However, not all animals are permitted. For example, we do not allow exotic pets like monkeys, uncaged birds, ferrets, or reptiles in the properties we manage—unless arranged with the landlord beforehand. Additionally, animals that fall under the Dangerous Wild Animals Act of 1976 cannot be kept in the property, including certain dog breeds and other dangerous animals. It is also required that pets, especially dogs and cats, be vaccinated, and tenants must provide proof of vaccination upon request.

What We Expect from Pet Owners

Pet ownership comes with responsibilities—especially in shared living spaces. If you live in a block with communal amenities, it’s important to consider other residents when caring for your pets. Pets should not be allowed in shared spaces like gyms or pool areas. If you’re walking or taking your pet through communal areas, cats must be transported in a carrier, and dogs should be on leads or in a cage. These basic precautions ensure the safety of both the pet and other residents. We also ask that tenants avoid leaving dogs alone in their flats overnight. The welfare of your pet is essential, and as a tenant, you are legally responsible for ensuring that your pet receives proper care in accordance with the Animal Welfare Act 2006. If a pet is suspected of being neglected or abandoned, we will report the issue to the appropriate animal welfare authorities.

Keeping the Property Clean and Nuisance-Free

Inside the property, pet owners must ensure that the space remains free of pet-related issues such as flea infestations and fouling. If an infestation occurs, it is the tenant’s responsibility to take action. Additionally, pets should not cause a disturbance to neighbours, such as excessive noise or aggression. If a pet’s behaviour leads to complaints or becomes a nuisance, we reserve the right to revoke the pet permit. We encourage tenants to be mindful of their pet’s actions and to address any behavioural issues before they affect the living environment. This helps ensure a harmonious relationship with neighbours and a pleasant living experience for everyone in the building.

Outdoor Responsibilities and Pet Insurance

When outside, pet owners must be diligent in cleaning up after their pets. It’s essential that all pet waste is disposed of properly to maintain cleanliness in communal areas and to show respect for the surrounding environment. Additionally, tenants are responsible for their own pet insurance, as animals are not covered by the building’s insurance. Having pet insurance in place provides peace of mind in case of any accidents or health-related issues, and it ensures that any potential damage caused by the pet is covered. Once approved, we keep track of the pet’s details in our system, including vaccination certificates and any other necessary information. This helps ensure that the pet’s status remains updated and that tenants stay compliant with the terms of their pet permit.

How the Pet-Friendly Policy Benefits All Parties

This new pet-friendly approach is designed to be beneficial for both tenants and landlords. For tenants, it provides the opportunity to have pets in rental properties—something that has often been a challenge in the past. For landlords, it creates a clear and structured process for permitting pets, ensuring that properties remain in good condition and that the welfare of the pets is maintained. By creating a mutual understanding and setting clear expectations, this pet-friendly Model Tenancy Agreement makes the rental experience better for everyone. It ensures that pets are cared for properly and that tenants can enjoy the benefits of having animals in their homes without causing problems for other residents or landlords.
