Block Management Overview

Block and Estate Management is about the minutia done well: the role of a Managing Agent is technical, administrative, practical and political. It takes joined up thinking from a multi-disciplined team with one eye on the strategic long term plan and with sufficient resource to react to whatever is necessary day-to-day: the skills that block and estate management spans are: politics, building pathology, finance, legal knowhow and of course customer service too.

As a leading Managing Agent, we are a one-stop-property shop. We understand that our role is sometimes signposting Clients to get expert advice and supporting them to interpret such advice and make decisions. We support and help owners reach out to government and other local services where matters are beyond our day-to-day block management remit.

As a Managing Agent we know our true business is building relationships with people. Our people are empowered and know that they can make a difference to how people feel about where they live. We call our 'Property Manager's 'Relationship Managers' as our focus which is written up in our values is (a) to build relationships, (b) add value, and (c) to take the initiative: to us this means managing relationships. We lead the market in transparency and focusing on risk, cash, repairs and place making, usually in that order, and was the first Managing Agent to introduce a 'money back guarantee'.

We are not shy of hard work and believe our ability to get stuck in and find solutions that sets us apart. We are innovative to the core and committed to implementing good ideas in pursuit of 5* service.

Being who we are would be impossible without our passionately committed people, whose qualifications we sponsor and who we support professionally to be the best they can be, as achieving a national training award and our Silver IIP status confirms.

History of Pimlico

The heart of Pimlico is a very tidy network of residential streets known as the Pimlico network. It was designed by architect Thomas Cubitt in the 1820s and is now protected by the Pimlico Conservation Area. Pimlico is considered a hidden gem in central London, and house prices are generally lower than its neighbors in southern Belgium. Famous for its Regency gardens and architecture, Pimlico is bordered by Victoria Station to the north, the River Thames to the south, Vauxhall Bridge Road to the east and Old Grosvenor Canal to the west. Notable is the pre-World War II Dolphin Market, Churchill Gardens, Lilithon Estate and the Longmoor Gardens Sanctuary, which is now separate. Pimlico residents included Winston Churchill, Laura Ashley, Bill Hughes, Laurence Oliver and many lawmakers. It starts with early history.
Following the plague in London and the Great Fire of nineteenth-century London, the demand and demand for real estate in London's West End grew and became Old Style. Pimlico is ready for development. In 1825, Thomas Cubitt received a contract for the development of Pimlico from Sir Grosvenor. The largest and richest houses were built on the two main streets and squares of Eccleston, Warwick and St George's: St George's Drive and Belgrave Road. Lupus Street had large houses and shops. A 1877 newspaper article described Pimlico as "a sanctuary for noble and professional people ... not rich enough to enjoy the true Belgravia, but rich enough to live in a private house." Residents said: "It's more lively than Kensington ... bigger than purely commercial Chelsea. Pimlico is dominated by the wealthy middle and upper classes, as can be seen in Booth's 1889 London Poverty Map, with part of Pimlico declining significantly in the 1890s. However, according to today's demographics, the middle age group is 30-44 years old. Earlier proposals in the 1800s suggested that the average age group would be 45-60 years old.

Due to its proximity to the Capitol, Pimlico became an important place for political activity. Until 1926, the Labor and Trade Union Congresses divided offices in Eccleston Square. A general strike was organized here in 1926. In the mid-1930s, Pimlico experienced a second wave of development with the construction of Dolphin Square. Today it is called the first independent "city". It consists of 1250 luxury apartments. He was very popular among legislators, that is, clowns. Ben Lyon and Bud Flanagan, journalists, Queen Anne and more. Although Pimlico survived the war, many of its essential properties were severely damaged by bombs. This is still evident on Denbigh Street, where residential architecture has changed. In the 1950s, the area became the center of an extensive redevelopment, such as Churchill Gardens, Lillington and Longmoor Garden Houses, and many large Victorian homes were converted into hotels and other uses.

In 1953, the second Duke of Westminster sold part of the Grosvenor mansion where Pimlico was built. In 1970, Mullet Booker real estate agent Roger Byron-Collins of Hyde Park Estate, Albion Street, played a key role in selling the 27-acre Pimlico property in Victoria, including 480 homes. Owner of CR Development. Pimlico joined the London Underground, a late addition to Victoria Road in 1972. After being designated as a nature reserve in 1968 (extended in 1973 and 1990), the area has undergone extensive regeneration. In a continuous wave of development, Pimlico combines exclusive restaurants and residences with facilities managed by Westminster City Council to provide a captivating social mix.
