Block and Estate Management is about the minutia done well: the role of a Managing Agent is technical, administrative, practical and political. It takes joined up thinking to do what we do well as well as sufficient resource to react to whatever is necessary day-to-day.
As a Managing Agent we know our true business is building relationships with people. Our people are empowered and know that they can make a difference to how people feel about where they live. We call our 'Property Manager's 'Relationship Managers’ to embody our values which are to build relationships, add value, and to take the initiative. We lead the market in transparency and focusing on risk, cash, repairs and place making, usually in that order, and was the first Managing Agent to introduce a ' money back guarantee ’.
Being who we are would be impossible without our passionately committed people, whose qualifications we sponsor and who we support professionally to be the best they can be, as achieving a national training award and our Silver IIP status confirms.

We see success as the emotional connection of each resident to where they live, so the task is simple... to empower site teams to make a difference on resident at a time.
We hire and place a range of site staff including: Concierge, Caretakers, Housekeeping, Cleaners, Gardeners, Maintenance Engineers and more…

"We have had a problem with noise from the flat above us in Lady Isle House Ferry Court Cardiff. We contacted a Mr Paul Staniforth who immediately became involved and addressed the situation. We really do appreciate what he has done for us and cannot thank him enough. Once again a big thank you to Mr Staniforth. The noise above was intolerable."

Cultural Scene in Rainham
Rainham has a long and varied history. The settlement is recorded in the Domesday Book (1086) as Raineham, and is thought to derive from the Old English for “homestead of a man called Regna” or possibly from a tribal name meaning “home of the ruling people”. Archaeological finds in the area support human presence stretching back to the Bronze Age and Anglo‑Saxon periods: for example, an Anglo‑Saxon burial ground was found at Gerpins Lane with grave‑goods including swords and drinking horns. Over time, the settlement developed around the parish church of St Helen & St Giles (which has Norman elements) and was long an agricultural and riverside settlement, using the River Thames for trade.
In modern times Rainham underwent significant transformation. With the growth of London and improvements in transport, the area shifted from rural marshland and farming to suburban residential status. By the early 20th century the farmland was giving way to market gardening and then housing development, especially after it was incorporated into the expanded Hornchurch Urban District in 1934, and later in 1965 became part of the London Borough of Havering. Infrastructure, housing and commercial developments followed, and with it a change in its character from largely rural to suburban‑London fringe.

Rainham offers several attractive recreational and heritage options:
Visit Rainham Hall, a Queen Anne style merchant’s home built in 1729, now managed by the National Trust with exhibitions and garden access.
Spend time at Rainham Marshes Nature Reserve, managed by the RSPB, offering marshlands, bird‑watching and scenic riverside walking by the Thames.
Explore Rainham Village centre with its historic cottages, independent shops and the village’s designated conservation area walk (look out for embedded “history trail” tokens in pavements).
Use local amenities such as the Rainham Recreation Ground for outdoor sports, multi‑use games courts and children’s play equipment.
Take advantage of regeneration schemes: improved public realm at the Riverside area (Ferry Lane) offers new seating, community gardens and viewing points over the Thames.

Rainham retains a blend of heritage and evolving culture. The village core preserves Georgian‑era architecture (for example, Rainham Hall, and the Norman church of St Helen & St Giles) and the mix of independent specialist shops gives a local character. Regeneration investment (via the London Riverside Opportunity Area) has sought to animate the local cultural and community life, supporting village events such as the May Fayre and Christmas events, and encouraging youth enterprise. While not a major “arts district”, the location offers quiet heritage visits, nature and the community‑driven local scene rather than big city nightlife. For those seeking cultural grounding, Rainham presents a combination of riverside nature, historic architecture and accessible village‑style amenities within reach of London.
