Block Management North Cheam

North Cheam's No 1 Managing agent

Block and Estate Management is about the minutia done well: the role of a Managing Agent is technical, administrative, practical and political. It takes joined up thinking to do what we do well as well as sufficient resource to react to whatever is necessary day-to-day.

As a Managing Agent we know our true business is building relationships with people. Our people are empowered and know that they can make a difference to how people feel about where they live. We call our 'Property Manager's 'Relationship Managers’ to embody our values which are to build relationships, add value, and to take the initiative. We lead the market in transparency and focusing on risk, cash, repairs and place making, usually in that order, and was the first Managing Agent to introduce a ' money back guarantee ’.

Being who we are would be impossible without our passionately committed people, whose qualifications we sponsor and who we support professionally to be the best they can be, as achieving a national training award and our Silver IIP status confirms.

Block Management Overview

Block and Estate Management is about the minutia done well: the role of a Managing Agent is technical, administrative, practical and political. It takes joined up thinking from a multi-disciplined team with one eye on the strategic long term plan and with sufficient resource to react to whatever is necessary day-to-day: the skills that block and estate management spans are: politics, building pathology, finance, legal knowhow and of course customer service too.

As a leading Managing Agent, we are a one-stop-property shop. We understand that our role is sometimes signposting Clients to get expert advice and supporting them to interpret such advice and make decisions. We support and help owners reach out to government and other local services where matters are beyond our day-to-day block management remit.

Block Management Reviews

"We've had some issues recently with a leak in our flat's ceiling in Prospect Place. The onsite caretaker has been round on several occasions now to assess and repair the damage. He's been incredibly friendly and explained the process at each step. He's persevered through a lengthy repair process with a few hurdles to overcome and has generally been a credit to Ringley!"

"We have had a problem with noise from the flat above us in Lady Isle House Ferry Court Cardiff. We contacted a Mr Paul Staniforth who immediately became involved and addressed the situation. We really do appreciate what he has done for us and cannot thank him enough. Once again a big thank you to Mr Staniforth. The noise above was intolerable."

History of North Cheam

North Cheam, located in the southernmost part of the London Borough of Sutton, has a long and evolving history that goes back to medieval times. The origin of the name of the district is believed to have derived from Old English, where "Cheam" is believed to have meant "the settlement on the bend of a river" or "a homestead by the water," due to its location near the River Wandle. North Cheam was once a rural village with fields and woodland around it. The local area remained largely rural in character through most of its history, with small-scale farming and tight-knit community at the center of its identity. Cheam had been recorded for the first time in the Domesday Book of 1086 as a tiny village within the manor of Cheam. North Cheam grew gradually over the years, especially as transport links to central London were improved. The arrival of the railway in the mid-19th century, with the opening of the Cheam railway station, helped to connect the region to the city, promoting further suburban development. Towards the close of the 19th century, North Cheam began its transition from a rural village to a suburbanized district, as the expansion of London spread southwards.

The 20th century saw tremendous transformation of North Cheam as it became a thriving suburban area. After World War II, the need for housing and rising population made large-scale residential schemes on this land necessary. The fact that North Cheam was proximal to central London and had improved transport links made it a favorite among families who were searching for a calmer option than the city. The construction of new housing estates, shops, and schools made the area a self-sufficient suburb, but one which still maintained traces of its rural past. The large-scale infrastructure developments such as the A24 road and the extension of the railway system further connected North Cheam to the rest of the London conurbation, making it an increasingly desirable place to live. In the latter half of the 20th century, North Cheam witnessed the growth of commercial centers, including shopping centers like Cheam Park, and local facilities like leisure centers and parks. North Cheam is a vibrant suburb now, with a combination of residential, retail, and recreational zones, reflecting its transformation from a quiet village to a bustling area in Greater London.
