Block and Estate Management is about the minutia done well: the role of a Managing Agent is technical, administrative, practical and political. It takes joined up thinking to do what we do well as well as sufficient resource to react to whatever is necessary day-to-day.
As a Managing Agent we know our true business is building relationships with people. Our people are empowered and know that they can make a difference to how people feel about where they live. We call our 'Property Manager's 'Relationship Managers’ to embody our values which are to build relationships, add value, and to take the initiative. We lead the market in transparency and focusing on risk, cash, repairs and place making, usually in that order, and was the first Managing Agent to introduce a ' money back guarantee ’.
Being who we are would be impossible without our passionately committed people, whose qualifications we sponsor and who we support professionally to be the best they can be, as achieving a national training award and our Silver IIP status confirms.
Transition: Our problem not yours

We see success as the emotional connection of each resident to where they live, so the task is simple... to empower site teams to make a difference on resident at a time.
We hire and place a range of site staff including: Concierge, Caretakers, Housekeeping, Cleaners, Gardeners, Maintenance Engineers and more…

"We have had a problem with noise from the flat above us in Lady Isle House Ferry Court Cardiff. We contacted a Mr Paul Staniforth who immediately became involved and addressed the situation. We really do appreciate what he has done for us and cannot thank him enough. Once again a big thank you to Mr Staniforth. The noise above was intolerable."

Cultural Scene in Ravensbourne
Ravensbourne takes its name from the nearby River Ravensbourne, a south‑London tributary of the Thames. The river’s name appears in documents from the 14th to 16th centuries in forms such as “Randesbourne”, “Rendesburne” and “Ravensburn”. The valley of the Ravensbourne was originally rural: ancient woodland and flood meadows characterised the terrain, and the river itself powered mills from medieval times onwards. In the 19th century the arrival of the railways (for example the station at Ravensbourne railway station opened in 1892) and increased connectivity spurred suburban development across Bromley and Beckenham. Large‑scale building of villas and semi‑detached homes followed, especially on higher ground above the valley.
Over the 20th century Ravensbourne became largely incorporated into the suburban fabric of south‑east London: the valley bottom and river corridor furnishing green and recreation spaces (for example Ladywell Fields, built upon flood meadows alongside the river) and the slopes being filled with housing developments. More recently there has been regeneration and environmental enhancement of the river corridor (removing concrete channels, restoring biodiversity) which has helped raise the profile of the area’s natural amenity value.

Walk or cycle along the Ravensbourne valley: the river‑corridor offers a scenic change from built‑up areas, including green spaces such as Ladywell Fields and woodland slopes.
Visit local heritage trails and open spaces: the areas around Beckenham Place Park and the valley sides offer historic estates and parkland for recreation.
Enjoy independent cafés, pubs and local shopping in Shortlands, Beckenham and Bromley – the residential tranquillity of Ravensbourne is underpinned by accessible nearby town‑centre amenities.
For families, consider the local schools (for example the The Ravensbourne School in Hayes Lane) which help anchor the community.
Engage with the river‑restoration projects: there are community volunteering events (such as the “3 Rivers Clean Up” for the Ravensbourne, Quaggy and Pool) that give residents a stake in the green infrastructure.

While Ravensbourne is primarily suburban/residential rather than an arts‑district, its cultural identity is anchored in its strong community networks, green‑space heritage and local schooling. The river‑valley setting provides a backdrop for informal outdoor culture (walks, local nature‑study, river‐clean‑ups) rather than high‑profile galleries. The presence of historic villas, estate remnants and conservation areas contributes to a sense of place and continuity. Preservation societies (such as the Ravensbourne Valley Preservation Society) actively protect the character of the valley sides and promote local participation in green‑space management. For someone relocating, the cultural draw is therefore the combination of suburban calm, green corridors, community schooling and easy access to more urban cultural amenities in Bromley or central London.
