Block and Estate Management is about the minutia done well: the role of a Managing Agent is technical, administrative, practical and political. It takes joined up thinking to do what we do well as well as sufficient resource to react to whatever is necessary day-to-day.
As a Managing Agent we know our true business is building relationships with people. Our people are empowered and know that they can make a difference to how people feel about where they live. We call our 'Property Manager's 'Relationship Managers’ to embody our values which are to build relationships, add value, and to take the initiative. We lead the market in transparency and focusing on risk, cash, repairs and place making, usually in that order, and was the first Managing Agent to introduce a ' money back guarantee ’.
Being who we are would be impossible without our passionately committed people, whose qualifications we sponsor and who we support professionally to be the best they can be, as achieving a national training award and our Silver IIP status confirms.
Transition: Our problem not yours

Cultural Scene in Ratcliff
Ratcliff's origin likely dates back to early medieval era or before. A gravel bank along the Thames offered one of the few feasible landing spots below London Bridge, making the riverside area useful for trade and transit. In early records (around the 11th century / Anglo-Saxon period), the area was associated by name with Stybbanhyð (Stybba's landing place), linked with the larger parish of Stepney. The name "Ratcliff / Redcliff(e)2 is attested by the 14th century, referring to a red-coloured cliff above local marshes.
By the late 16th and 17th centuries, Ratcliff had developed a strong maritime character.

Free Trade Wharf / redevelopment along the former Ratcliff riverside: The area once known as Ratcliff is part of the riverside zones being redeveloped, with a nod to its maritime past.
The Highway (formerly Ratcliffe Highway): A principal historic road that runs east–west through the East End.
Historic wharves and riverside scenes: artistic and photographic views of wharves (e.g. Ratcliff Wharves) preserve the memory of the area’s docking heritage.
Walking East End / Docklands heritage tours: existing guided walks in nearby Wapping, Shadwell, Limehouse often include references to Ratcliff’s former wharves, maritime trade and Old London riverside lore.
Local parks & riverside walks: while Ratcliff itself has limited green amenities, its proximity to the Thames Path, Wapping’s riverside, and neighbouring areas lend opportunities for riverside strolls.

Ratcliff’s cultural identity is rooted in its maritime heritage, East End lore, and a complex social legacy. It features in London folklore from tales of dockside life, smuggling, sailors’ pubs, to the darker chapters of crime and tragedy (like the Highway murders). Because the name is less used now as a distinct place, the area is more of a background layer a historical substrate over which modern redevelopment, housing, and urban renewal occur. Many current residents likely associate more with Wapping, Shadwell or Limehouse than with the name Ratcliff.
That said, in redevelopment or marketing, invoking the name “Ratcliff” or “Ratcliff Wharf / riverside heritage” is sometimes used to evoke a maritime, historic character. The memory of the red cliff, of wharves and ships, remains part of the East London narrative.
