Block Management Piccadilly Circus

Piccadilly Circus's No 1 Managing agent

Block and Estate Management is about the minutia done well: the role of a Managing Agent is technical, administrative, practical and political. It takes joined up thinking to do what we do well as well as sufficient resource to react to whatever is necessary day-to-day.

As a Managing Agent we know our true business is building relationships with people. Our people are empowered and know that they can make a difference to how people feel about where they live. We call our 'Property Manager's 'Relationship Managers’ to embody our values which are to build relationships, add value, and to take the initiative. We lead the market in transparency and focusing on risk, cash, repairs and place making, usually in that order, and was the first Managing Agent to introduce a ' money back guarantee ’.

Being who we are would be impossible without our passionately committed people, whose qualifications we sponsor and who we support professionally to be the best they can be, as achieving a national training award and our Silver IIP status confirms.

History of Piccadilly Circus

Piccadilly Circus, a bustling junction in London's West End, has evolved from a modest intersection into one of the city's most iconic landmarks. Established in 1819, it was designed to connect Regent Street with Piccadilly, facilitating traffic flow and urban development in the area. The term "circus" refers to a circular open space at a street junction, a common feature in urban planning of that era. Initially known as Regent Circus South, the area became recognized as Piccadilly Circus in the mid-1880s, coinciding with the reconstruction of the Regent Street Quadrant and the development of Shaftesbury Avenue .

A defining feature of Piccadilly Circus is the Shaftesbury Memorial Fountain, often mistakenly referred to as the Eros statue. Erected in 1893, the fountain commemorates the philanthropic works of the 7th Earl of Shaftesbury, a Victorian politician and social reformer. The statue atop the fountain represents Anteros, the Greek god of requited love and selflessness, rather than Eros, as commonly believed

The early 20th century saw significant transformations in Piccadilly Circus. In 1906, the Piccadilly Circus Underground station opened, becoming a central hub in London's transport network. The first electric advertisements appeared in 1910, and by the 1920s, the area was illuminated by neon lights, earning comparisons to Times Square in New York . The junction underwent further changes in 1926, becoming a one-way roundabout to improve traffic flow. During World War II, the area was damaged during the Blitz but was rebuilt in the post-war years, restoring its status as a vibrant commercial and cultural center .

Today, Piccadilly Circus remains a symbol of London's dynamism and cosmopolitan spirit. It serves as a major traffic interchange and a popular meeting place, surrounded by theaters, shops, and restaurants in the heart of the West End. The bright lights and bustling atmosphere continue to attract visitors from around the world, making it a quintessential part of London's urban landscape.
