Block Management Norbury

Norbury's No 1 Managing agent

Block and Estate Management is about the minutia done well: the role of a Managing Agent is technical, administrative, practical and political. It takes joined up thinking to do what we do well as well as sufficient resource to react to whatever is necessary day-to-day.

As a Managing Agent we know our true business is building relationships with people. Our people are empowered and know that they can make a difference to how people feel about where they live. We call our 'Property Manager's 'Relationship Managers’ to embody our values which are to build relationships, add value, and to take the initiative. We lead the market in transparency and focusing on risk, cash, repairs and place making, usually in that order, and was the first Managing Agent to introduce a ' money back guarantee ’.

Being who we are would be impossible without our passionately committed people, whose qualifications we sponsor and who we support professionally to be the best they can be, as achieving a national training award and our Silver IIP status confirms.

"We have had a problem with noise from the flat above us in Lady Isle House Ferry Court Cardiff. We contacted a Mr Paul Staniforth who immediately became involved and addressed the situation. We really do appreciate what he has done for us and cannot thank him enough. Once again a big thank you to Mr Staniforth. The noise above was intolerable."

Cultural Scenes of Norbury

History of Norbury

Norbury, located in south London, has a rich history that dates back to Roman times. The area was originally rural countryside traversed by the London to Brighton Roman road. Archaeological excavations in 1961 uncovered a well-preserved section of this road at Hepworth Road. Further south, remnants of a metalled ford were found at Hermitage Bridge, marking the boundary between Norbury and Streatham. By the early 13th century, Norbury was a sub-manor within the chief manor of Croydon. The first recorded mention of Norbury Manor was in 1229, and by 1269, it comprised 91 acres of arable land, 30 acres in Grandon, and other agricultural lands. The Carew family held Norbury Manor from 1337 until 1859, with a brief interruption during the reign of Henry VIII. The Victorian era saw Norbury transition from a rural area to a semi-rural suburb. In 1859, the first Victorian villa, Norbury Villa, was built on the London Road. Subsequently, clusters of large villas were constructed along both sides of the road. In 1867, the Committee of Croydon Steeple Chase and Hurdle Races leased approximately 100 acres at Lonesome Farm, leading to the establishment of the Streatham Races. Urbanization accelerated in the early 20th century, with the London County Council building the Norbury Cottage Garden Estate between 1901 and 1910. By 1931, the population had risen from 475 in 1901 to 15,538.

The development of Norbury was further influenced by transportation advancements. Norbury railway station opened in 1878, built to accommodate racegoers attending the nearby Streatham Races. The station was rebuilt in 1903 when the lines were quadrupled, and electrified in 1925. The introduction of electric trams in 1901 connected Norbury to Purley, although passengers had to change trams in Norbury due to different systems used by Croydon and London trams. Urbanization continued in the early 20th century, with the construction of residential estates and shopping parades. The Norbury Cottage Garden Estate, built between 1901 and 1910, was one of the first cottage estates built by the London County Council. The population of Norbury had risen from 475 people in 1901 to 15,538 by 1931. During the second half of the 20th century, many of the large Victorian villas were demolished and office blocks were built on their sites. Later, many of the office blocks were converted into residential apartments. Today, Norbury is a built-up residential area housing a diverse and multi-cultural community. It has a variety of local commerce, with most of Norbury High Street consisting of newsagents and various independent businesses, as well as one or two pubs. It is also very well connected to other areas, such as Crystal Palace, Croydon, Streatham, and Central London. Norbury Station is in fare zone 3. Some locals consider the area to be in decline, with increased fly-tipping and anti-social behaviour, and a campaign has been started to reverse these changes.
