History of Highams Park

Highams Park, located in the London Borough of Waltham Forest, has a history rooted in woodland, grand estates, and suburban development. Originally part of Epping Forest, the area was mostly rural and wooded until the 19th century. It was named after the Highams Estate, a large manor house built in the late 17th century, which later became a private school and then a hospital. The surrounding land remained largely undeveloped until the arrival of the railway in the 1890s, when Highams Park station opened, encouraging housing growth and commuter settlement.

In the early 20th century, Highams Park developed into a suburban area with tree-lined streets, shops, and schools. One notable feature is Highams Park Lake, created in the 18th century by landscape designer Humphry Repton as part of the Highams Estate grounds. The area has retained much of its green character, with the lake and parts of Epping Forest offering natural beauty and leisure space.
