Block Management Overview

Block and Estate Management is about the minutia done well: the role of a Managing Agent is technical, administrative, practical and political. It takes joined up thinking from a multi-disciplined team with one eye on the strategic long term plan and with sufficient resource to react to whatever is necessary day-to-day: the skills that block and estate management spans are: politics, building pathology, finance, legal knowhow and of course customer service too.

As a leading Managing Agent, we are a one-stop-property shop. We understand that our role is sometimes signposting Clients to get expert advice and supporting them to interpret such advice and make decisions. We support and help owners reach out to government and other local services where matters are beyond our day-to-day block management remit.

As a Managing Agent we know our true business is building relationships with people. Our people are empowered and know that they can make a difference to how people feel about where they live. We call our 'Property Manager's 'Relationship Managers' as our focus which is written up in our values is (a) to build relationships, (b) add value, and (c) to take the initiative: to us this means managing relationships. We lead the market in transparency and focusing on risk, cash, repairs and place making, usually in that order, and was the first Managing Agent to introduce a 'money back guarantee'.

We are not shy of hard work and believe our ability to get stuck in and find solutions that sets us apart. We are innovative to the core and committed to implementing good ideas in pursuit of 5* service.

Being who we are would be impossible without our passionately committed people, whose qualifications we sponsor and who we support professionally to be the best they can be, as achieving a national training award and our Silver IIP status confirms.

Block Management Reviews

"I had a couple of issues in my flat in prospect place and both times the estate manager was really helpful, the cleaning team members who came on both occasions were really friendly and helpful, today it was housekeeping but I can't recall the names from last time unfortunately. Also our site cleaning is great generally, especially compared to other similar places I visit locally, so the cleaning team's efforts are really appreciated, they make a huge contribution to my enjoyment of living here"

"We have had a problem with noise from the flat above us in Lady Isle House Ferry Court Cardiff. We contacted a Mr Paul Staniforth who immediately became involved and addressed the situation. We really do appreciate what he has done for us and cannot thank him enough. Once again a big thank you to Mr Staniforth. The noise above was intolerable."

19th Century Development

• Highgate Archway: "Archway" was named after the imposing Highgate Archway, built in the year 1813. It formed part of a scheme to enhance the toll road between Highgate and London. The archway was a proliferation stone structure by John Nash himself, an architect who worked on Regent's Park and Buckingham Palace.

• iali Toll Roads: This archway was built to assist negotiation of the steep rise of Highgate Hill. Much easier travel for horses and carriages was paid for using this toll road, thus settling the area.

Victorian Era

• urbanization: The Victorian era was a time for the suburbanization of Archway, just as it was for most parts of London. With the Great Northern Railway coming through in the mid-19th century, things only started getting faster. Housing estates with shops and public buildings came up to accommodate the rapidly increasing population.

• Housing and Commerce: Victorian terraces and commercial buildings were constructed, an enormous amount of which still exist today. The area became a fashionable suburb.

20th Century

• World Wars: The Archway, like most parts of London, carries many marks of both World Wars. During World War II, raids were carried out in this area that destroyed some houses and therefore provided the redevelopments which happened later on.

• Post-War Development: The following years of the war turned this place into a haven of estates and public buildings,總 charged with great diversity and local culture.

• Archway Tower: The late 1960s was the time to work on it, and it turned out to be the most recognized structure of its kind in the locality. It was part of a greater aspect of creating tall buildings at that age.

Modern Era

Regeneration and Gentrification Archway has experienced heavy regeneration of late, with renovation projects for public spaces, housing, and transport links from the area. This, in turn, has increased property prices and led to gentrification.

Transportation Archway has some brilliant public transport facilities at its command. Archway Underground Station lies on the Northern Line, and plenty of bus routes pass by; access to commuter markets is therefore very good.

Cultural and Social Aspects

• Diverse Community: Archway today is a mixed community with many cultures or even multicultural. From restaurants to shops and other places of cultural value, so much to reveal in this area is very vibrant for its heritage.

•.GroupBox: Green spaces are many and around the place, making it appreciable both for residents and visitors who would want to get away from an urban setting. Examples include Waterlow Park and Hampstead Heath.

Marked almost in miniature in Archway is the history of greater trends in London, progress from rural beginnings through urbanization and war-time challenges to modern regeneration.
