The Fire Safety Act 2021 made it law that any apartment front door which forms part of the compartmentation separating flats from communal areas (walls, doors, floors) must now be inspected annually.
Why this new law? In short because where your front door adjoins a communal area it forms part of vital fire defences (separation) both flat to flat and flat to the communal areas. For example: if there were a fire in your flat and you left and your door did not automatically shut behind you then the fire would spread much more quickly than if the compartment of your flat was sealed closed by your door. Likewise, your door protects you from fires in the communal areas.
What has to be inspected? A fire door inspection looks at over 30 different issues including CE marks on the doors, kitemarks on any glazing, intumescent smoke seals, hinges, automatic closing devices, gaps and distances.
What did the law do? Effectivelyit made the responsibility for an owners’ private front fire door a communal service charge matter. It was the Fire Safety Act 2021 that did this.
Inspection arrangements: We have arranged owner's front door inspections at a cost per owner of £15 + Vat, based on bulk visits for a full day at a time. The costs will be met via the service charge.
When are inspections happening? Surveyors are on site from next week and you need to book a slot.

What if I forget and miss my booking? The cost during a building wide inspections is £15+Vat. The cost of reattendance for individual inspections will be significantly higher as minimum fees for 1/2 day attendance apply. To keep things fair for all the additional costs of one-off attendance for missed appointments or one off bookings will be charged to you.
What happens after my door is inspected?
Your door will be graded with
PASS, or
FAIL - works required, or
FAIL - replacement required.
IF works are required to your door, then this will be prioritised as HIGH, MEDIUM or LOW. Our instruction provides for us to tender works required to your door and advise you of the costs.
So the message is:
1) this is now law - we have to arrange to inspect your door
2) please book one of the nominated slots and make access available,
ELSE - the excess cost of single visit to reinspect will be charged to you at the minimum 1/2 day call out rate.
