Many tenancy agreements are either not read or are too complicated to understand. A report in Landlord Today highlights that many renters turn to Google instead of referring to their contracts when they have questions about their rights and responsibilities. What’s surprising is that most of these questions aren’t complex. It’s clear that many tenants either don’t read their rental agreements or prefer not to ask their landlord or letting agent for clarification.

Why Tenants Avoid Reading Agreements

There are several reasons why tenants might not read their rental agreements. Some contracts are filled with legal jargon that makes them difficult to understand. Others are lengthy and tedious, making tenants reluctant to go through them in detail. Additionally, some renters assume they already know their rights or believe their landlord will inform them of any important clauses.

The Role of Google in Answering Rental Questions

Instead of checking their tenancy agreements, private renters frequently search online for answers to common concerns, including:

  • Can my landlord evict me?
  • What are my responsibilities as a tenant?
  • Can letting agents charge fees?
  • Can my landlord keep my deposit?
  • What are tenancy fees?
  • Can you paint a rented house?
  • Does the landlord have to fix my boiler?
  • What repairs is the landlord responsible for?

The Risks of Relying on Online Information

While the internet is a valuable resource, it can also lead tenants to misinformation or outdated legal advice. Regulations regarding renting change over time, and not all sources provide accurate or up-to-date information. Without checking their actual agreements, tenants may misunderstand their rights and obligations, potentially leading to disputes with landlords.

Encouraging Tenants to Read Their Agreements

To avoid confusion and potential legal issues, tenants should make an effort to read and understand their tenancy agreements. If any terms seem unclear, they should seek clarification from their landlord or letting agent. Some renters may also benefit from professional advice, such as consulting a housing charity or legal expert.

Understanding a tenancy agreement doesn’t have to be difficult. By taking the time to read through the contract and ask for clarification when needed, tenants can ensure they know their rights and responsibilities. This simple step can help prevent misunderstandings and create a smoother renting experience for both tenants and landlords.
