Flooding: is your flat at risk?

Understanding the Risk of Flooding

Dozens of flood warnings are in place across England today, with the Environment Agency issuing 60 flood warnings and nearly 160 alerts for coastal areas from Mount's Bay in Cornwall to Seahouses in Northumberland. With many rivers already swollen due to heavy rainfall, it's crucial to assess the risk of flooding in your area and take preventive measures.

Protecting Your Property from Flood Damage

Block managers in at-risk areas should proactively implement on-site flood protection, such as sandbags or flood barriers, to prevent damage. If flood warnings are issued, residents should move their cars to higher ground and relocate belongings from ground-floor flats to safer areas. Pet owners should also make arrangements in case evacuation becomes necessary.

Emergency Planning for Residents

It’s vital for residents, particularly the elderly or vulnerable, to have a clear plan in case of flooding. Preparing an evacuation checklist—including essentials like medical supplies, mobile phones, and bank cards—can help ensure a smooth exit. Renters should check their lease agreements and insurance policies to understand their coverage in case of flood damage.

The Role of the Environment Agency

The Environment Agency provides a free flood warning service to keep residents informed. Additionally, leaseholders and block managers should work together to establish a flood emergency and evacuation plan if one is not already in place. Property managers should also be transparent about any existing flood protection measures.

Long-Term Flood Protection Strategies

Flat owners should consider obtaining a flood risk screening report to assess potential threats. Based on expert recommendations, protective measures such as door barriers, airbrick covers, and raised electrical wiring can be installed to mitigate flood damage and maintain essential utilities in communal areas.

Flood Insurance and Expert Advice

Ensuring adequate flood insurance coverage is essential for both residents and landlords. If you're unsure about your level of protection, reach out to professionals like Ringley for expert advice on securing comprehensive flood insurance and safeguarding your property.
