Block Management Overview

Block and Estate Management is about the minutia done well: the role of a Managing Agent is technical, administrative, practical and political. It takes joined up thinking from a multi-disciplined team with one eye on the strategic long term plan and with sufficient resource to react to whatever is necessary day-to-day: the skills that block and estate management spans are: politics, building pathology, finance, legal knowhow and of course customer service too.

As a leading Managing Agent, we are a one-stop-property shop. We understand that our role is sometimes signposting Clients to get expert advice and supporting them to interpret such advice and make decisions. We support and help owners reach out to government and other local services where matters are beyond our day-to-day block management remit.

As a Managing Agent we know our true business is building relationships with people. Our people are empowered and know that they can make a difference to how people feel about where they live. We call our 'Property Manager's 'Relationship Managers' as our focus which is written up in our values is (a) to build relationships, (b) add value, and (c) to take the initiative: to us this means managing relationships. We work alongside those deploying capital: our VirginLand by Ringley identify sites, our capital markets team work on equity and debt, our Asset Managers act as Employer’s Agent during the build for Project Monitoring. Towards Practical Completion we will be preparing always to mobilse new assets, take plant handover, recruit great teams and lease up fast.
We work to enhance the value of our Client’s asset and demonstrate good governance. To us this means engaging with leaseholders, residents and other stakeholders to ensure they are engaged with the management of each development.
Our aim is to make Management Company Directors feel empowered: to us this means 100% transparency and advising them of the options available to support decision making. We know volunteer directors have a day job, so work to delivery what they need in a timely manner and guide them on the decisions we need.

We work closely with official receivers, asset owners, lenders and tax consultants to support property owners throughout each assets lifecycle.

History of Welling

Welling isn an area located within well within the planes of South-East London. Comparatively it is one of the lesser known areas in London as a whole and is more so a top contender in the residential market due to the scenery and breath of fresh air it can offer. The name Welling itself however does have an interesting story behind it as it does originated from a local legends that dates back to the age where horse-drawn vehicles were on the rising. And to be catching a rie in one of such vehicle would often be referred to as you were "well-in" somewhere.

Cornerhouse Apartments: Having been completed this year, The Cornerhouse Aparments which happens to be located near the Bexleyheath and Welling underground station is currently one of the most sought after pieces of real estate on the market within the Westminster area. It comes with great ammenities and ensured by its developers, and is being sold on the market for a minimum of £350,000 for a total of two bedrooms and baths.

More history about Welling

For the mostpart Welling had been known for its woodlands where before the modern times a lot of outlaws and such would frequent, hoping to rob a passerby of their riches. A fun fact about Welling however is that back in the mid 1900s it was well known for its ice cream and a cafe that was more recently known as the Koffi pot which roots back to the 1930. Unfortunately it is no longer open to the public today due to financial reasons. 

Things to see in Welling

Contrary to popular beliefs there are actually important historical landmarks locaded within Welling. The most notable one being a Russian firearm that can be foudn in the Welling corner. According to experts, the now dormant war device was one that was actively used during the Crimean War. Another place to see would be the churches in Welling which are also quite historically relevant. Most notable ones would be the Chapel of Ease and Saint Mary's Church.
