Block and Estate Management is about the minutia done well: the role of a Managing Agent is technical, administrative, practical and political. It takes joined up thinking from a multi-disciplined team with one eye on the strategic long term plan and with sufficient resource to react to whatever is necessary day-to-day: the skills that block and estate management spans are: politics, building pathology, finance, legal knowhow and of course customer service too.

As a leading Managing Agent, we are a one-stop-property shop. We understand that our role is sometimes signposting Clients to get expert advice and supporting them to interpret such advice and make decisions. We support and help owners reach out to government and other local services where matters are beyond our day-to-day block management remit.

History of Bayswater

Bayswater began as a hamlet near what is now Lancaster Gate, but the name now covers a large area, stretching west to Notting Hill, north to Westbourne Green and east to 'to Paddington - or even beyond to Marble Arch.

In 1380, it was Bayard's drinking trough. Water was supplied from the stream which later became known as Westbourne. A Bayard was a bay (chestnut) horse, but some suggest the name may have come from a local named Baynard. The hamlet was intermittently known as Bayswatering, while Bayswater was first mentioned in 1659 when only a handful of houses stood there. Apart from a few tea gardens, a hospital and the inevitable inn or two, Bayswater remained almost entirely undeveloped in the 18th century.

Speculative builders began to appropriate the land here in 1809, led by Edward Orme, the Bond Street designer. Detached and semi-detached villas with gardens were initially the preferred forms of housing, but tree-lined and terraced avenues, plazas and crescents rapidly expanded the neighborhood in the 1840s and 1850s. from Bayswater Station in 1868, a "magnificent new town" had emerged.

St. Govor's fountain looks like a twisted piece of concrete from afar, until you get up close and find it's a fountain with a working water fountain on top.
