One of the UK’s Top 10 Managing Agents launches a tech alternative to a Managing Agent – built specifically for small blocks of flats

One of the UK’s top 10 residential managing agents has launched a new technology platform designed to solve a long-standing problem in the leasehold sector: the disproportionate cost, compared to Managing Agents fees per unit for larger blocks, complexity and stress of managing small blocks of flats.

The new platform, Service Charge Sorted (SCS), has been created specifically for small, low-rise blocks that are self-managing, Right to Manage (RTM), or run by freehold or resident management companies.

Rather than acting as a managing agent, Service Charge Sorted provides a tech alternative that delivers the legal, financial, and administrative systems normally hidden behind a traditional managing agent, while allowing directors to remain in full control of decision-making.

While traditional managing agent models work well for large developments, they often become disproportionately expensive and inefficient for small blocks, where fees are spread across just a handful of flats.

As a result, many small blocks choose to self-manage, often relying on spreadsheets, email chains and manual processes that can expose directors to significant legal and financial risk. Particularly if the accounts are not served on time (£2,500 fine), Section 20B Notice is missed, demand invalid, company accounts not filed, amongst many others.

Service Charge Sorted has been built to address this gap.

The platform automates and controls the legal and financial processes behind service charges, including:

· Issuing legally compliant service charge demands

· Collecting and holding funds in a client account

· Automated arrears chasing with built-in legal escalation

· Controlled invoice approvals with full audit trails

· Secure document storage and transparency for leaseholders

Year-end service charge accounts and company filings

Directors remain responsible for decisions such as budgets and contractor selection, while the platform runs the back-office machinery that ensures everything is done correctly and compliantly.

Service Charge Sorted is deliberately designed for small, low-complexity developments, typically:

· Blocks under 12–15 flats

· Low-rise buildings

· Simple estates of houses

· RTM and resident-run management companies

It is not intended to replace managing agents on large or complex developments where on-site management, complex facilities and high rise building safety act compliance is a must, as well as political stakeholder management.

A key feature of the platform is full transparency, allowing leaseholders to see how service charge funds are spent, down to individual invoices.

This visibility reduces disputes, builds confidence, and removes one of the most common sources of tension in small blocks.
