Job Description:
We are seeking enthusiastic Resident Services Assistant to join our team. This full-time role supports the General Manager and Assistant General Manager in ensuring a seamless experience for residents.
Eda is a pet-friendly Build-to-Rent (BTR) community featuring 290 apartments in the heart of Salford Quays. Our residents enjoy stunning city views alongside high-end amenities, including two external terraces, a spacious gym, a cinema, co-working spaces, "The Den," and a private dining room.

What We're Looking For
We are looking for someone who is:
- Professional, approachable and customer-focused
- Reliable and comfortable working independently overnight
- Calm and confident when dealing with challenging situations
- Observant, proactive and security-conscious
- Able to recognise and respond appropriately to health & safety risks
- Confident dealing with residents, visitors and contractors
- Comfortable working with CCTV and access-control systems
- Organised and able to maintain accurate records
- Physically able to undertake patrols and cleaning duties
- Able to follow procedures while also using good judgement when dealing with unexpected situations
Previous experience in Build-to-Rent, residential property, concierge, security, hospitality, facilities management or customer service would be advantageous.

You will be trusted to work independently overnight, make sensible decisions, identify issues before they become problems and ensure residents wake up to a building that is safe, clean, secure and well presented.

Key Responsibilities
Resident & Concierge Services
- Provide a professional, friendly and welcoming overnight concierge service.
- Assist residents and visitors with queries and reasonable requests.
- Maintain a visible presence throughout the building.
- Deal professionally with resident concerns, noise and anti-social behaviour.
- Support residents during emergencies or incidents.
- Maintain accurate records of incidents, requests and important information.
- Complete a detailed handover to the day team at the end of each shift.
Security & Building Safety
- Monitor access to the building and prevent unauthorised entry.
- Monitor CCTV and access-control systems.
- Carry out regular internal and external patrols.
- Challenge inappropriate or suspicious behaviour professionally and safely.
- Report suspicious activity, security concerns and incidents to management and relevant security partners.
- Ensure only authorised residents, visitors and contractors gain access to the building.
- Respond appropriately to alarms, incidents and emergencies.
- Maintain accurate incident and security records.
- Preserve and report relevant CCTV footage following incidents.
Health & Safety / Fire Safety
- Maintain a strong awareness of health and safety throughout the building.
- Carry out regular checks of communal areas, entrances, stairwells, corridors and external areas.
- Identify, report and where possible remove hazards that could present a risk to residents, visitors or colleagues.
- Ensure fire escape routes, exits and access routes remain clear.
- Report defects, damage, leaks, lighting issues and other hazards promptly.
- Follow all fire safety, emergency and evacuation procedures.
- Act as a Fire Warden where trained and required.
- Respond appropriately to fire alarms and other building emergencies.
- Complete relevant health & safety and building checks as required.
- Ensure contractors or visitors working overnight comply with site safety requirements.
- Escalate any serious or immediate risks to the appropriate management or emergency service.
Cleaning & Building Presentation
- Maintain high standards of cleanliness and presentation throughout the building.
- Clean reception, entrances, corridors, lifts, stairwells and communal areas.
- Sweep, mop and vacuum floors where required.
- Clean and sanitise high-touch areas such as door handles, lift controls and reception surfaces.
- Bin management and maintain clean and tidy refuse areas.
- Remove litter from internal and external communal areas.
- When needed clean and maintain resident amenity spaces, including gyms, lounges and other shared facilities.
- Deal promptly with spillages and other cleanliness or safety issues.
- Carry out additional cleaning following incidents or resident events where required.
- Report maintenance, cleaning or presentation issues to management.
Building Operations
- Monitor the condition of communal areas and resident facilities throughout the night.
- Report maintenance issues, damage and defects.
- Assist with basic tasks where appropriately trained.
- Monitor plant, equipment and building systems where required.
- Support contractors, emergency services and management when attending the building.
- Follow all company policies, procedures and building-specific SOPs.
- Ensure all relevant information is accurately recorded for the day team.
