The successful candidate will play a key role in maintaining high standards across apartments and communal areas, ensuring residents receive an exceptional living experience.
What do I need to do to become an Maintenance Operative - EDA - candidate requirements
Key Responsibilities
Property Maintenance
* Carry out reactive and planned maintenance works across apartments and communal areas.
* Complete apartment inspections, pre-let checks, and move-in/move-out maintenance requirements.
* Undertake basic repairs including plumbing, decorating, carpentry, and minor electrical works.
* Respond promptly to maintenance requests and emergency call-outs where required.
* Support preventative maintenance programmes to minimise equipment downtime.
Resident Experience
* Deliver excellent customer service when interacting with residents.
* Resolve maintenance issues efficiently and professionally.
* Communicate effectively with residents regarding works being undertaken and expected completion times.
Health & Safety
* Ensure compliance with all health and safety policies and procedures.
* Conduct regular inspections of plant rooms, communal areas, and building systems.
* Report hazards, defects, and compliance concerns promptly.
* Maintain accurate records of completed works and inspections.
Contractor Management
* Assist with the coordination and supervision of external contractors.
* Ensure contractors comply with site rules, risk assessments, and permit-to-work procedures.
Skills & Experience
Essential
* Previous experience in a maintenance, facilities, or property environment.
* Good all-round practical skills including basic plumbing, decorating, and repairs.
* Strong customer service and communication skills.
* Ability to work independently and prioritise workload effectively.
* Knowledge of health and safety requirements within residential buildings.
Desirable
* Experience within Build to Rent, residential, student accommodation, hospitality, or facilities management.
* Trade qualification (electrical, plumbing, carpentry, or similar).
* First Aid, Fire Safety, or Health & Safety qualifications.
