Overview: a new role being created to enable Ringley to grow in BTR leasing, operations and management for new build BTR blocks and for existing stock held by funds, trusts and private equity.
Role Status: Director Designate BTR leasing – Residentially-led Assets
Role growth: up to 10% performance related pay
Status: Tax efficient PAYE + directors drawings Turnover 31st March 2023: £1,045,000 estimated
Job requirements:
Growth means we need a London based BTR Director of Leasing & Operations. Someone who is corporately trained, comfortable with reporting to fund managers and private equity. The applicant will be a self-starter who can find opportunities, knows what good looks like and can motivate staff on site and at HQ. Someone whose stature and experience demands respect, who leads from the front and who is creative with a full range of marketing strategies.
Someone who is obsessed with 5* reviews, ensures the team stick to the process and makes light work of resolving problems. Naturally, being a sales role the right person will be goal oriented, able to price new stock and train on site leasing teams to follow the high standards you will set. About the role:
As we are looking for entrepreneurial spirit, someone with the skills for product and growth, with drive and passion to incubate and grow the business it seems wrong to set down the job description. The right leader will know what needs to be done. That said, if I were auditioning for the role I would be able to do all of the following ‘standing on my head’: I would
• Know the market, be able to price rents
• Know the players, be able to complete tenders
• Find new market entrants
• Be able to hold my own in a tender panel
• Build a team, train, motivate, manage and incentivise them
• Manage quality control, ensure people stick to the process, improve the process
• Know the numbers, what good looks like, how to form strategies to improve the numbers
• Understand stewardship and work through the teams to foster this and implement ESG particularly the social aspects
• Be able to step in for others when on holiday

Being commercially savvy your skills will include value judgements, rent setting, dispute resolution,, compliance and negotiation to get the deal done.
