Raising Standards in the Private Rental Sector

Camden Council Leading the Way

Camden Council has been at the forefront of improving standards in the private rental sector. It was the first local authority in London to issue a rogue landlord banning order after unsafe housing was found to put tenants’ lives at risk. As a result, the first-tier planetrent.co.uk/blog/could-a-tax-tribunal-ruling-mean-btl-investors-avoid-3-stamp-duty-surcharge'>tribunal has banned Cesar De Sousa Melo from renting out properties in England for four years and fined him £14,000. This action followed a rogue landlord referral received by Camden Council via the Greater London Authority and the Mayor of London's website.

Investigating Unsafe Housing

Camden Council’s investigation uncovered multiple unlicensed houses in multiple occupation (HMOs) being let out by the landlord. A series of property raids revealed severe overcrowding, malfunctioning fire alarms, and general disrepair—posing serious risks to tenants.

Is This Common?

Although this is an extreme case, it highlights the importance of complying with lettings market legislation. At Ringley, we help landlords meet their legal obligations and ensure their tenants live in safe, well-maintained homes.

How PlanetRent Helps Landlords Stay Compliant

Ringley’s PlanetRent software provides landlords with a free compliance management tool. The app identifies missing or expired compliance documents and automatically shares uploaded documents with tenants and landlords. Additionally, when offers, deals, and e-contracts are prepared through PlanetRent, tenants receive compliance documents gradually during their first month of tenancy, ensuring full transparency..

HMO Licensing Made Easy

For landlords managing HMOs, PlanetRent offers an HMO partner service. This service assists with HMO licensing, keeping landlords up to date and handling licence applications and renewals on their behalf.

Providing an Essential Audit Trail

PlanetRent provides free portals for landlords, tenants, and contractors. The photo repairs reporting tool allows tenants to document maintenance issues, creating a comprehensive audit trail. This ensures landlords not only meet compliance requirements but also have evidence of a well-managed property.

Why holiday lets could put block insurance in jeopardy
Over the past year, the surge in short-term holiday lets has significantly affected the private rental market. Many landlords, aiming to avoid tenant arrears during the pandemic, have turned to holiday letting for higher income. However, this shift has reduced the availability of long-term rental properties, particularly in tourist-heavy areas, making it harder for tenants to find stable housing.

Could you get on the property ladder for less?

This is great news for existing homeowners but makes it even harder for first time buyers to take the first step on the housing ladder. So Housing Secretary Robert Jenrick’s new model for shared ow...

Evictions ban ends - but what happens now?
Landlords with tenants in arrears and renters who are unable to pay their rent will be aware that the ban on evictions that has been in place throughout the pandemic, came to an end on Tuesday.Estimates of how many people find themselves in rental debt differ wildly, depending on whose figures you look at. In April, Government figures showed that 9% of private rented tenants or around 350,000 households were in arrears, with a further 8% expec...
