If you live in a Ringley Managed block and instruct us to let and manage your property at scale fees, then we will pay the legal administration fees for complying with the sub-letting covenant in your lease and the administration costs of registering your sub-letting.

Block Management - 20 years in business celebratory offer
Finally, to celebrate 20 years in business in 2018 all new Clients will receive up to £2,000 Solicitors Tribunal expenses cover, whilst managed by Ringley will be entitled to up to £2,000 Solicitors' fees for making an application to the Tribunal to ascertain service charge reasonableness and recovery matters or applications to determine a breach of lease; this offer is conditional on using Ringley Law to deal with any Tribunal casework management and where the matter proceeds to a full hearing an advocate being appointed. This offer does not extend to matters in dispute relating to a time before Ringley Management are appointed and would therefore not be in possession of the audit trail an necessary evidence.This offer also does not apply to Court Appointed Manager cases where the risk of litigation is above normal.

Unless there is legal challenge that your building is not self-contained, leases are not ‘long leases’, or you have services shared with another building or more than 25% of the building is in non-residential use – the right will be yours 4 months later.

- Formalise who will pay what : valuation advice & participation agreement
- Serve a Notice to ‘Claim your right to Enfranchise’
- Deal with any Landlord’s Counter Notice issues
- Do the conveyance

For Ringley Agency the offer is based on our ‘let & manage’ service - a job stage is defined as either the ‘letting finders fee’ or the ‘lettings management fee’ for 1 property per client and is dependant on both parts of the service being taken up.
For Ringley Law the offer covers all services and 1 chargeable milestone in a job.
For Building Engineering the offer covers all services and 1 chargeable milestone in a job. Where the job relates to a building made up of a number of properties this offer is based on the contribution due from 1 property in the building towards the total fee irrespective of how many units the individual Client owns.
For Survey the offer covers all services and 1 chargeable milestone in a job. The FREE fee element is based on the fee scale for a typical size or value UK property as defined by the Land Registry all-UK average house price index.
