How did we do it?
Pipes sunk into concrete floors (no longer permitted by building regulations) left us with an expensive insurance claim. Expert negotiation achieved a committment by the insurer to replace a whole pipe run to reduce future risks of more of the same!

How did we do it?
Ringley negotiated that TUPE did not apply. The porter previously served 2 blocks and we argued that as his staff facilities were in the other block that TUPE did not apply on either a full time or part time basis.

How did we do it?
We took over this underfunded and un-maintained block with a staggering £7,000 of service charge arrears that had been incorrectly billed and never collected by the previous managing agent who ended up footing the bill. In addition we successfully pursued £15,000 of aged arrears, which then went towards Major Works that were needed on the building. Streatham Common North is now well into the 2nd of 4 phases of Major Works and looks amazing!

How did we do it?
£6,856 was saved on insurance by Ringley once the residents RTM took over the building thereby enabling them to stand in the shoes of the Freeholder and place insurance.

How did we do it?
Since having captured critical details of every building age/construction date, size, type of windows and location we have been able to run some initial due diligence to see which blocks might be over or under insured. This block appeared a possible for over insurance, so we re-valued saving £6,700.

How did we do it?
This Right to Manage company was in a bit of an accounting pickle when we took them over including 'missing money' and a dispute with the former agent. Legal action undertaken by Ringley Legal, our Solicitors practice against JJ Homes yielded £6,462 + costs.

How did we do it?
Saved £5,800 by instructing an expert to confirm that roof materials did not comply with building regulations. A risk that had to be taken after both Zurich and the developer said NO.
