There was a discovery by the insurance company that there was lightning conductors on the roof that were not connected and as such lightning strikes and the resultant damages were not to be covered by the insurance. A quote was obtained at £23k+ VAT excluding project management fees and contingency for the complete removal of the lightning rods on the roof and the strapping across the building. With a lot of research and hard work it was discovered that there was no mention in the CDM files about the lightning conductors and the developer was not able to present the paperwork to show the risk had been assessed and was acceptable. As such the developer was given the opportunity to remove the rods and satisfy the requirement and safety guidelines or the costs of the works would be recharged to them.

The developer agreed to instruct their own company and undertook the works and presented the certificates to show that the works had been completed and thus saving the site just over £29k.
