Our Fees Explained

Fees To Tenants

BEFORE YOU MOVE IN:

• Set up fee (tenant’s share) £100 (inc VAT) per tenant
Referencing (Identity, immigration and visa confirmation, financial credit checks, obtaining references from current or previous employers / landlords and any other relevant information to assess affordability) using a external referencing company.
• Additional Tenant Fee £100 (inc VAT) per tenant
Processing the application, associated paperwork and referencing
• Guarantor Fee £100 (inc VAT) per guarantor (if required)
Covering credit referencing and preparing a Deed of Guarantee as part of the Tenancy Agreement
• Accompanied Check-in Fee £110 – £250 (inc VAT)
Preparing an Inventory and Schedule of Condition of the property, explaining how appliances function and taking meter readings for utilities and services

DURING YOUR TENANCY:

• Amendment Fee £100 (inc VAT)
Contract negotiation, amending terms and updating your tenancy agreement during your tenancy
• Renewal Fee £100 (inc VAT)
Contract negotiation, amending and updating terms and arranging a further tenancy and agreement
ENDING YOUR TENANCY:
• Check out Fee (tenant’s share) £125 – £300 (inc VAT)
Attending the property to undertake an updated Schedule of Condition based on the original inventory and negotiating the repayment of security deposit(s)

Unpaid Rent / Returned Payments: Interest at 4% above bank of England Bas Rate from date due plus a daily £10 charge may apply.

Fees To Landlords

LET ONLY 10%
Let only service includes marketing the property, carrying our accompanied viewings, arranging for the inventory to be carried out, carrying out the relevant checks on the potential tenant including credit checks and referencing and finalising the tenancy agreement.
FULL MANAGEMENT SERVICE: 15.6%
Full management includes all of the above, as well as getting quotes for repairs and arranging for repairs within the property, carrying 2 routine inspections per annum and notify the landlord of the outcome, advising all relevant utility providers of changes and hold the keys throughout the tenancy term.
COURT ATTENDANCE £250/hr

All our fees are inclusive of VAT.
