Being prepared is crucial, whatever the size of property:

Inform your solicitor you intend to sell. Better still – talk to Ringley’s Solicitor at Ringley Legal LLP The Solicitor will start to put together a sale statement, Local Authority Searches, Evidence of Title and will need to contact your mortgage lender.

The law says you need to get an Energy Performance Certificate before you can put the property on the market.

Start to look out the following:

  • Equipment user manuals and any guarantees (alarms, washing machines etc…);

  • Boiler or central heating service history;

  • Guarantees for any recent roof work or timber and damp work;

If you’re near a good school and are in the family accommodation, being close to good schools matters.

De-clutter now. Less clutter will make your property look more spacious and appealing. Rent a storage unit if you have to.

Freshen up. Properties with light, neutral and contemporary décor are rated better by would-be-purchasers.

If your property would suit a family, show there is study space by investing in a study desk can be a winner.

Invest in an over the bath drying rail, everybody likes a few hotel style features.

Clean well kept and relatively maintenance free gardens are favourites. Pots and patios are best.

Think young and vibrant. Have some good recommendations for local dining and ‘cool places to be.
